Residential Lettings

Let only Service:

  • Providing a rental valuation of the property and giving general advice as required.
  • Providing legal and health and safety information with regard to letting your property, in accordance with current legislation.
  • Advertising as necessary, interviewing and selecting tenants, arranging/carrying out viewings.
  • Taking up references and credit checks as appropriate.
  • Collecting the first month’s rent and collecting the Security Deposit
  • ⦁ Drawing up a standard Assured Shorthold Tenancy Agreement and arranging signature by the tenant's

Fee: Half of the first month rent, but no less than £495+VAT

Additional fees:

Photo Inventory £120 inc VAT

DPS £90 inc VAT


Let only Service with Rent Collection:

Everything that is included in Let Only Service plus monthly rent collection from the tenants, issuing monthly statement and providing with yearly statement.

Fee: Half of the first month rent, but no less than £495+VAT and monthly commission of 3%+VAT


Fully Managed Service:

  • Providing a rental valuation of the property, and offering advice as required.
  • Advertising as necessary, selecting tenants, arranging/carrying out viewings, obtaining references, dealing with negotiations.
  • Preparing and signing tenancy agreement in accordance with current law.
  • Preparing a photo inventory.
  • Informing the utility services about change of tenancy.
  • Receiving ongoing rental payments.
  • Registering the security deposit in accordance with current legislation.
  • Keeping track of all the safety certificates to be up to date.
  • Inspecting the property periodically.
  • Arranging any repairs, maintenance or replacements to the property if requested by the Landlord
  • Taking appropriate initial action in the event of rent arrears or any other breach of condition of the agreement.

Fee: The Letting Set Up Fee is £495 + Vat

Management Commission equivalent to 8% + VAT monthly


Fully Managed Service with Rent Protection

Everything that is included in the Fully Managed Service plus Rent Protection Insurance for the duration of the tenancy (Subject to eligibility)

Fee: The Letting Set Up Fee is £495 + Vat

Management Commission equivalent to 13% + VAT monthly


Residential Sales:

  • Providing a selling valuation of the property and giving general advice as required.
  • Advertising the property on the open market.
  • Committing to achieve the highest selling price.
  • Dealing with enquiries from potential buyers, arranging and escorting viewings and keeping the Owner informed of the outcome of all enquiries and viewings.

Fee: 1%+VAT of the selling price payable upon completion of sale.

Relevant letting fees and tenant protection information

As well as paying the rent, you may also be required to make the following permitted payments.

Permitted payments:

  • Before the tenancy starts (payable to M&M Sales Lettings Management Ltd")
  • Holding Deposit: One weeks rent
  • Deposit: Five weeks rent
  • During the tenancy (payable to the Agent)
  • Payment of £50 for each permitted change to the tenancy agreement
  • Payment of interest for the late payment of rent at a rate of 3% above the current Bank of England base rate
  • Payment of any reasonably incurred costs for the loss of keys/security devices
  • Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy
  • During the tenancy (payable to the provider) if permitted and applicable
  • Utilities - gas, electricity, water & sewage, oil
  • Communications - telephone and broadband
  • Installation of cable/satellite
  • Subscription to cable/satellite supplier
  • Television licence
  • Council Tax

Other permitted payments

Any other permitted payments, not included above, under the relevant legislation including contractual damages.


Tenant protection

M&M Sales Lettings Management Ltd is a member of prs Property Redress Scheme.

M&M Sales Lettings Management Ltd is accredited by Safeagent which is a part of Client Money Protection Scheme.


Retaining the holding deposit:

The holding deposit can be held if:

  • The tenant fails a Right to Rent check regardless of when the deposit was accepted.
  • The tenant provides false or misleading information.
  • The tenant decides not to enter into a tenancy agreement.
  • The tenant fails to take all reasonable steps to enter into a tenancy agreement.

Please note that lettings agents are required by law to publish on their websites information for potential tenants about relevant fees, redress schemes and client money protection schemes (including the names of those schemes). Relevant fees must also be published on third party websites, such as Zoopla. For properties to rent in England and Wales, details of the agent's membership of any redress scheme and client money protection scheme must also be published with their fees. It is the agent's responsibility to ensure that all relevant information is provided and is up to date and accurate. If the relevant information does not appear here, the agent may have included it within the property description.
